Rental Turnover Cleaning: A Checklist for Property Managers

A room-by-room turnover checklist that gets a unit listed, photographed, and leased faster, plus the items that most often cost a security deposit dispute.

Every day a unit sits empty is lost rent, and the cleaning is usually the step that decides whether it gets listed Friday or the following Tuesday. A turnover is not a deep clean and it is not a regular clean. It is a specific job with a specific finish line: the unit has to photograph well and pass a walkthrough.

Kitchen

  • Inside and outside of all cabinets and drawers
  • Inside the oven, microwave, and refrigerator, including seals and drawers
  • Range hood and backsplash degreased
  • Sink and faucet descaled and polished
  • Floor washed, including under where appliances sat

Bathrooms

  • Tub, shower, and tile scrubbed, glass descaled
  • Toilet cleaned inside and out, including the base and bolts
  • Vanity, mirror, and fixtures polished
  • Exhaust fan cover dusted

Throughout the unit

  • Walls spot-cleaned and scuffs addressed
  • Doors, frames, switch plates, and outlet covers wiped
  • Blinds, sills, and window tracks cleaned
  • Vents and return-air grilles dusted
  • Closet shelves and floors wiped
  • Carpet vacuumed, with extraction where traffic lanes show
  • Hard floors vacuumed and mopped last

The items that cost deposits

Disputes cluster in three places: the oven, the bathroom, and the carpet. Photograph all three before and after the clean, with dates. That record settles almost every disagreement before it becomes a formal claim, and it takes about two minutes.

Build the clean into the schedule, not after it

If painters or maintenance are coming, clean after them, not before. The most common way a turnover gets paid for twice is cleaning a unit and then sending a crew in to touch up drywall. Sequence the trades, book the clean last, and list the unit the same day.
